LEGAL CONSIDERATIONS*:
All involvement in the project will be done on strictly a legal basis with the
intention of protecting the foreign client attempting to assimilate a new legal
atmosphere that most likely is totally different from their own. A lawyer is
recommended. I have a few that are on a short list that can advise you and
handle all your affairs: dealing with the legalities of the Title Transfer,
making payments, etc. for a charge of 200.000 Ptas. for the entire duration of
the house construction and completion. (Most lawyers here prefer NOT to work
that cheaply, but then again, as all my papers are in order, lawyers really are
only "rubber-stamping" the pre-determined, legalized outcome. Our
system for dealing with our valued clients has evolved over the years.
Work will not commence before Building Permit has been granted to the builder
and client for the agreed design to be built at the contractual price mutually
agreed.
Any changes must be agreed in writing between both parties.
PRICES INCLUDE: ALL BUILDING LICENSES, TAXES, BUILDING PERMITS, ARCHITECT'S FEES, ENGINEER'S CHARGES, TOPOGRAPHICAL PLANS, SITE LAYOUT, ETC.
THE PARCEL: Preparation of the site to CONSTRUCT at the levels suggested by the client to achieve their desired design effect.
INFRASTRUCTURE: MAINS WATER, ELECTRICITY, SEWAGE, STREET LIGHTING AND ASPHALTED ROADS, ALL DONE IN ACCORDANCE WITH THE PLANS OF THE URBANIZATION AS APPROVED BY THE TOWN HALL OF MOJÁCAR.
FOUNDATIONS:
REINFORCED CONCRETE WITH STEEL. Depth and width determined by the supervision of
both the Spanish College of Architects and Engineers (Apreadors).
Foundations are usually cut about 1 to 1.5 meters wide with a depth of 1 - 3
meters, depending on soil. They are then rock filled and cement covering poured
in in one setting. The entire structure is then TIED together with iron so that
any settlement happens in a uniform capacity. The entire house carries a ten
year structural guarantee by the Spanish Government's College of Architects.
MAIN STRUCTURE:
Upon the reinforced concrete structure, cement hollow blocks are laid. On the
inside of them a cavity wall is also created of approx. 5 cms. and then finally
another brick wall, this time as an inner insulation for the interior walls.
Flat roofs are generally recommended, these are made up of REINFORCED CONCRETE BEAMS with "bovadillas" (roof blocks) between them. On top of them a cement base is laid followed by a layer of tar-sheet (that extends to the edges of the roof and up the parapet walls so as to enclose and seal the roof from rains). On top of this "bituminaso" another layer of concrete is placed and then flat roofing tiles are laid, slightly sloped to facilitate water run-off. On larger roofs or terraces, expansion joints of rubber are also laid in. Drains are placed at strategic points to carry the flow of heavy rains. (Sometimes clients prefer to channel these waters into storage facilities to use at a later date - we have often done this but it is an extra).
All work supervised by the Spanish College of Architects and countersigned by the College of Engineers.
FAADE:
RENDERED IN CEMENT AND PAINTED WITH TWO COATS OF PLASTIC PAINT TO SEAL IT.
BRICK WORK:
ALL EXTERIOR WALLS IN BLOCK CEMENT WITH INSULATION CAVITY WALLS, AIRSPACE THEN,
INTERIOR HOLLOW FIRE BRICK.
EXTERIOR CARPENTRY:
PVC IS THE LATEST AND BEST TECHNOLOGICAL INNOVATION. IT IS INCLUDED IN THE
PRICE. You can have wood, even though it is less costly and is also more
difficult to maintain.
INTERIOR CARPENTRY:
SOLID WOOD DOORS PAINTED OR VARNISHED, as requested. Built-in wardrobes with
shelves and hanging area in all bedrooms.
FLOORS:
CERAMIC TILES
PLUMBING: COPPER TUBING THROUGHOUT.
INDIVIDUAL WATER HEATER of 50 litres to serve both the kitchen and any upstairs
toilet units. White ROCA sanitary units - Model: MERIDIAN. Outside water tap
included.
ELECTRICS:
Plugs and switches. Satellite and telephone can also be installed early if you
so suggest at no extra cost.
KITCHEN:
To be selected by the buyer. Three to five different cost Estimates will be
offered by local reputable suppliers. Estimate 400.000 Ptas.
BATHROOM:
Ceramic Non-Slip Tiles. Wall tiles floor to ceiling.
INSIDE PAINT:
Two coats of white Plastic Paint.
COMMUNITY SERVICES:
SWIMMING POOL, TERRACES, GARDENING, and LANDSCAPING.
Roofs and Stairs.
FURNISHINGS:
As we have considerable experience in buying furnishings from the local shop
keepers we usually can negotiate "the purchase price" for 20-40% LESS
THAN YOU CAN. We charge 10% for items that we help you buy; a considerable
saving. Estimate 400.000 Ptas.
ELECTRICS:
There is a known hookup charge of 25.000 Ptas which must be paid by the client
to the electrical company Sevillano for their hookup. This entitles them to
3,000 watts of power. The charge goes up if they contract for a higher supply,
which also means they will pay a higher monthly standard fee, whether they
consume or not.
WATER:
There is also a hook up charge with Galasa for water, which also is 23.000 Ptas
for 15 cubic meters of water per month.
